Reservation Info

• You MUST make a reservation & provide a credit card for a one night deposit.
• Room rates are $95 - $165 + tax. Based on double occupancy.
• Additional fee of $15 per person applies for 12 years and older.
• Reservations: Reservations require a 1 night deposit
• Minimum stay may be required during holidays and special events.
• Cancellations: Full deposit refunded less $35 cancel fee if cancellation notice is received 14 days prior to arrival date.  Loss of deposit less than 14 days.
• Cancellations or Changes must CALL & speak to someone to cancel - Emails or voicemails will not be accepted.  Cancellation policy will be enforced.  As we are a small inn, cancellations affect us greatly.
• Discounts are not accepted on holiday/holiday weekends & special events to include UT Home Football Game weekends. Only single discounts accepted.

• Sales Tax: 9.5% additional
• Payment: Cash, VI, MC
• Check-in Time begins: 4 p.m midweek & 3pm Fri/Sat/Sun.

     For early checkins - arrangements must be made in advance.

• Check-out Time: 11 a.m.
• Smoking Permitted Outdoors Only
• No open alcohol in the common areas of the house.
• Special Diet Restriction - please notify at the time you make your reservation.  If you wait till you are here, we regret we may not be able to accomodate you.

    If you want to visit our property, you MUST call to make arrangements.  As our schedules vary, & we want to make our current guest stays enjoyable, we will not interrupt them & will honor their privacy.

One of the great misconceptions I have encountered is people who have never stayed at a B&B think there is a "front desk" person on duty 24/7.  This is not a hotel. This is also our home. This is definitely a "mom & pop" shop business for us. We don't have staff, & we attend to all the details ourselves. With that, we get to be the ones that oversee everything. We have worked hard the last 3 years to make this a place people will enjoy & come back to. 

We do have kids with extra curricular activities, and also as we run errands, etc preparing for guests we may be in and out.  Due to this, we are not always on site. We do not accept extremely late night check-ins  (ex past midnight).   However, it is our preference to be here when you get here to get you settled, but sometimes schedules collide & that is not always possible.  For that reason, as part of your reservation, we ask that you inform us of your approximate arrival time & work with us if you see that changing.

By Special Arrangements:

• Pets allowed in Blueberry Suite only - additional fee applies.  Must be on a leash at all times when outside.
• Children allowed in the Blueberry Suite only.  Children must be attended by their parents at all times. 
• Horse Boarding Available - $10/nt per horse, Vet Checks & Coggins required.  You will have to provide feed & bedding

    Holiday, Holiday weekends, & Special Events may be higher & discounts will not be accepted.  Some of these include but are not limited to:
